The project boundary

Duke Energy's license includes land around the lake up to a defined boundary elevation. A survey showing your property line relative to that boundary is the starting point for understanding frontage.

Shoreline classification

Duke Energy classifies shoreline segments, and classification affects whether and how docks and other structures may be permitted. Check classification for the specific frontage.

Ownership costs to plan for

  • Dock and seawall maintenance.
  • Flood and homeowner's insurance appropriate to the lot.
  • Erosion control and vegetation requirements.
  • Seasonal water-level changes affecting use.

Seasonal use

Lake levels vary through the year. In shallow coves, lower water can limit how a dock is used. Ask neighbors and the seller how the shoreline behaves across seasons.
