Waterfront Homes

Frontage is the beginning of the research, not the end.

What defines waterfront

We use ‘waterfront’ only for parcels whose survey shows frontage at the project boundary. Dock rights are a separate, permit-specific question.

Inspection priorities

  • Dock and seawall condition
  • Moisture and drainage toward the water
  • Septic location relative to the shoreline
  • Insurance quotes

Frontage quality

Not all frontage is equal. Main-channel lots offer big views and more wake. Cove lots are often calmer and more sheltered, but may be shallower. Orientation affects sun and glare. The slope from house to water affects how easy the shoreline is to use. Visit at different times of day and on a summer weekend before deciding.
