Luxury Estates
Substantial homes deserve substantial due diligence.

Custom homes vary
Custom construction means every system and every finish was a decision. Ask for plans, permits, warranties, and the builder's identity.
Historical sales
Historical seven-figure sales are context, not comparables for a specific home today. We label historical examples as historical.
Evaluating an estate home
Estate homes on the west shore often combine long frontage, large custom floor plans, and extensive outdoor living. Due diligence should match: a specialist inspection of mechanical systems, roofing, and moisture management; a review of the dock and boathouse permits; a survey of the full parcel; and a look at any association architectural approvals for past additions. Technology systems for audio, video, networking, and security deserve their own walkthrough, since replacing outdated equipment can be a meaningful cost.
Privacy and access
Many estate communities are private, and we don't publish access instructions. Visits are arranged through listing agents or residents.
