Market opinion versus appraisal
A broker's market opinion compares your home with recent sales and current competition. An appraisal is a formal valuation by a licensed appraiser, usually ordered by a lender. On the west shore, value depends heavily on factors that automated estimates miss: frontage quality, dock permits, lot slope, water depth, views, and condition. That is why we don't show an automated number. A professional can visit the property and account for those factors.

- Automated estimates often miss frontage quality, dock permits, slope, and condition, which matter a great deal on the west shore.
